DEPOSIT

A security deposit is mandatory for most rental properties in Japan. For most residential leases, the deposit is 4 - 6 months rent.

For office/commercial space leases, it is usually 8-10 months rent. The deposit is returned to the lessee after the lease term expires minus indemnification for any damages and/or cleaning.
