REAL ESTATE PROCEDURES


1) We receive your "House-Hunting" form online or by telephone.

Up to 3 area agents are assigned to your house-hunting request coordinated by a licensed real-estate broker. Our system assures a full coverage of all available property listings. From a full day of property viewings by car to setting up the various public utilities, our highly trained and dedicated professional brokers will take care of all your housing needs - guaranteed.

Once an appointment is set up to fit your schedule, our broker will meet you at your hotel, residence or office and personally accompany you to view the properties. No time due to your heavy work schedule? We can arrange a lunch time or after office hours viewing depending on the property or any other convenient time and have you back where you need to be before the hour is up.

5) Once the application is approved by the landlord, the initial draft contract and other lease conditions will be carefully reviewed on your behalf and subsequently sent to you for approval.

6) Once the contract contents are approved, the final lease contract is prepared for signing. The contract will be delivered right to you (or your human resource department's doorstep). Our licensed broker agent will then explain the terms of the lease agreement as stipulated by Japan's federal real estate law.

7) MKC Partners will then deliver the contract to the landlord for signing. Once this is completed, the property is legally leased to you or your firm. The lease deposit and key money (if any) will have to be paid by bank transfer to the landlord (please note that cash and check transactions are not common practice for lease contracts in Japan). MKC Partners' brokerage fee of the standard 1 month's rent is also required.

8) MKC Partners will setup all necessary utilities and even coordinate with your movers so that all you have to do on your move-in day is move-in - we will take care of all the pre-move hassles.

9) On your move-in day, MKC Partners will conduct a pre-move in inspection and search the property for any existing damages. Any existing damages will be recorded, with pictures taken to prevent any claims when you move out.

10) MKC Partners will explain how all the appliances work and brief you further on the neighborhood and how to settle in even more smoothly in your new home.

11) Any post-move questions? MKC Partners will guarantee that all your questions will be answered and any issues settled. We pride ourselves in our post-move and move-out programs. Your comfort is our main priority.
